The land on which John and Jane (Hutton) settled when they migrated south from York Co., Pennsylvania lies slightly northeast of present day Glade Spring, Virginia, on the waters of what is today known as Hutton Creek (originally Stalnaker Creek, then Thompson or Baker Creek). Surveyed as 430 acres in April 1753, the tract was patented to Humphrey Baker on 23 Nov. 1785.1 A reconstruction from later surveys suggests the tract was larger than the original survey reported.

On May 8, 1786 John Hutton purchased 106 acres from Humphrey Baker for 100 pounds (#1).2 This initial purchase sat on the southeast end of the tract and is likely where John built his home. John bought the remainder of the tract on Feb. 6, 1788 (#2).3

In Jan. 1790 John and Jane sold 152 acres to Jane’s brother, William Dixon, for 200 pounds (#3).4 The Commonwealth of Virginia granted John Hutton an additional 50 acres on 20 Dec. 1792 (#4).5 The following day, on 21 Dec. 1792, John received a grant for 129 acres bordering the southeast end of his 430 acre tract (#5).6 John Snodgrass owned over 400 acres abutting the eastern boundary. Years later his son John married Margaret Hutton while son Joseph Snodgrass married Ann Hutton.

As John's sons reached adulthood, he divided the Hutton Creek land into 4 parcels. On 18 Feb. 1794 John sold parcels to 3 sons: Edward (#6; 134 acres)7, John Jr. (#7; 133 acres)8 and Leonard (#8; 129 acres).9 John's 1808 will10 left the last parcel (#9; abt 107 acres) to his son Dickson who already owned an adjoining 50 acres (#10) purchased from Robert Baker on 18 June 1799.11 Both John Jr. and Edward’s land included portions of the 50 acre grant John Sr. acquired along his southwest boundary line in 1792 (#4 previous map). John and Jane sold the remaining 27 acres (of the 50 acre grant) to William Dixon on 17 Oct. 1797 (#11).12

John's son James did not initally participate in the distribution of the Hutton Creek land. However in March 1797, Leonard and his wife Martha sold their 129 acre parcel to James for $1 (#12).13 James also purchased 53 acres from James Clark in 1817 (#13).14 A few months after selling James his Hutton Creek land, Leonard paid his father $100 for 177 acres on the "Indian River".15 John had purchased that land from George and Margaret Gamble in 1795.16 Leonard kept the Indian River land until 1820 when he sold it to George Gamble and moved to present day Smyth County.17

With the death of John and Jane Hutton’s sons the land on Hutton Creek was further divided:

James Hutton wrote his will in 1820.18 He left his plantation and mill to his sons John and Arthur for 15 years – with the responsibility of caring for their other siblings. In 1828 John (#14)19 and Arthur (#15)20 purchased their siblings' interest and divided the two tracts. Arthur later bought John's shares as well as other land in the area. He built a beautiful brick home (arrow) known for years as the Hutton Plantation.

Dixon Hutton died in 1835. He willed21 his two tracts to his sons William and Washington who later sold the land to their cousin Arthur Hutton.22,23

John Hutton Jr. died in 1838.  He left his entire estate, including his 133 acres, to his wife, Mary Ann.24 In 1849 Mary Ann wrote her own will.25 She directed that the 133 acres be divided with the land on the east going to son John and the land on the west to daughter Margaret. In 1851 John sold his share to his cousin Arthur Hutton.26

Edward Hutton died in 1839. He had 2 living sons from his first marriage to Frances Hayter whom he had already provided for (per his will). Edward left his plantation (abt 140 acres) to Arthur and Francis, his young sons from his second marriage to Sarah Porterfield.27 By Aug. 1850 both men had sold their share of the land to Micajah McCormack.
